Friends of mine who are avid cyclists absolutely LOVED the idea of living in up and coming Frogtown with the close access to the bike paths, breweries, restaurants and proximity to the entire city. We chatted a few times about them getting a house there but settled on the idea of purchasing an income property to offset some of the cost, as this would have been their second home.
After a quick and intense searching period we found an amazing duplex with two 3 bed 2 bath houses on a lot. After some fierce counteroffers, we ended up with a YES. We negotiated some repairs from the sellers, the front renters were lovely and were asked to stay on as renters.
Now they, and their inseparable dog and cat are enjoying the TWO houses and biking literally anywhere they want to go! Plus, their overhead is very manageable with the rental income.

Their Favorite Part of the House:
We love to bike everywhere and the entrance to the LA river bike path is two blocks from our house! We have loved exploring the neighborhood and using the bike path to connect all over the city!
We wanted to get a home with a separate rental unit. We found this one in the perfect location with lovely tenants who have stayed and become great neighbors. The whole process has been great and Frogtown keeps getting better and better!
